FAQ

Common questions

Can you take on the electrical portion of a turnover list?
Yes. Send us the list or have us walk the unit and we will complete the electrical items. Timing depends on our schedule and the number of units, so the earlier we hear about an upcoming vacancy, the better.
Do you replace every outlet by default?
No. Replacing every device is not always necessary. We replace the ones that are worn, loose or damaged and test the rest, so you pay for what the unit actually needs.
What if you find a bigger problem while the unit is empty?
We stop and tell you what we found, what it means and what options you have. Small items we can fix on the spot, but anything that changes scope or cost goes back to you for a decision.
Are smoke and CO alarms part of this?
We can replace or add alarms as part of the electrical work. Requirements vary by jurisdiction and by building type, so confirm what your city or inspector expects, and we will install to that.
More about unit turnover electrical work

Turnover is the window when an apartment is empty, accessible and ready for work. For electrical, it is the best time to deal with what tenants live with or report: loose and cracked devices, missing cover plates, tired light fixtures, outlets that do not hold a plug, bathroom fans that rattle, and circuits that have never been right. Fixing these while the unit is empty is faster and cheaper than sending someone back after the next tenant moves in.

Prime Time Electric MN, LLC does turnover electrical work for property managers and owners across the Twin Cities. You give us a list or ask us to walk the unit, and we complete the electrical items so the unit is safe and ready to show. That includes catching problems a tenant would not notice, such as reversed polarity, missing GFCI protection in kitchens and baths, or open junction boxes behind finish work. Our unit turnover electrical checklist lists what to check in each room.

The turnover period is short and every day vacant costs money, so the work needs to be organized and predictable. We focus on the electrical scope, coordinate with your painters, cleaners and maintenance staff, and tell you promptly if we find something that changes the plan.

When you need it

  • A tenant has moved out and the unit needs a make-ready punch list completed
  • Outlets are loose, cracked, discolored, or no longer grip plugs
  • Light fixtures, ceiling fans or bathroom fans are damaged, missing or outdated
  • The move-out walkthrough turned up dead outlets, flickering or tripping circuits
  • Kitchen, bath, laundry or exterior outlets lack GFCI protection
  • You are repainting or renovating and want devices and cover plates replaced first
  • Smoke and carbon monoxide alarms need to be checked or replaced for the next occupant

What’s included, in detail

Our process

  1. Get the list

You send the unit and your turnover list, or we do a walkthrough and write one together using our turnover checklist.

  2. Schedule around trades

We fit our visit between demo, paint and cleaning so no one is waiting on or working over each other.

  3. Complete and test

We make the repairs, test every device and circuit, and confirm the unit is safe to occupy.

  4. Close out

You receive a short summary of what was done, plus anything that needs a larger decision.

More questions

Does turnover work need permits?
Replacing devices and fixtures in place generally does not. Adding circuits, relocating wiring or changing a panel does, and in those cases we pull the permit and arrange the inspection.
