Common questions

Can you work under our general contractor?
Yes. Much of our commercial work is done as the electrical subcontractor to a GC, and we are equally able to work directly for an owner or developer. Either way we coordinate on schedule, access and inspections.
What if the building does not have enough power for our space?
It depends on the existing service, the landlord's equipment and your loads. We calculate what the suite needs, then tell you early whether the answer is a sub-panel, a service change coordinated with the landlord or a change to the plan.
Do you handle the permit?
Yes. We pull the electrical permit and the work is inspected by the Minnesota Department of Labor and Industry or the city, in cities like St. Paul that run their own where the city administers its own inspections.
Who is responsible for the lighting fixtures and gear?
That depends on your contract and the landlord's work letter. We install what the plans specify and can help sort out who supplies what, so nothing is missing on install day.

A tenant improvement, or TI, is the interior build-out of a leased commercial space: offices, retail, clinics, restaurants, light industrial and everything in between. The electrical scope usually includes new branch circuits, panel work, lighting, receptacles, dedicated circuits for equipment, and the pathways for low-voltage and data.

TI work is different from a stand-alone project because the building is already there. The landlord may control panel capacity, shutdown windows and who can work in shared rooms. The existing electrical may not match the as-built drawings. We plan around those realities so the build-out does not stall on a surprise in the ceiling.

When you need it

  • You are leasing a new suite and the layout, lighting or power does not fit how you will use it

We read the drawings, the work letter and the existing conditions, and flag conflicts before they cost you schedule.

Fixture installation, switching, occupancy sensing and dimming where the plans call for them.

Receptacles and dedicated circuits

Workstation, break room, copier, server and equipment outlets placed and circuited as designed.

Emergency and exit lighting

Egress lighting and exit signs installed to the layout so the suite can pass its final inspection.

Low-voltage pathways

Conduit, boxes and support for data, security and AV so other trades can pull their cable cleanly.

Permits and inspections

We pull the electrical permit and schedule inspections with DLI or the local jurisdiction.

Our process

  1. Walk the space

    We review the plans against what is actually above the ceiling and in the electrical room, including available panel capacity.

  2. Coordinate and schedule

    We line up our rough-in with your GC, the landlord's access rules and other trades.

  3. Rough-in, inspect, finish

    Wiring goes in before the walls close, passes inspection, then fixtures, devices and trim are installed.

  4. Final inspection and turnover

    We test circuits, label panels, resolve any inspector comments and hand the space back ready for occupancy.
