FAQ

Common questions

Can the work be done while the building is occupied?
Often, yes, with planning. Phasing, temporary power and after-hours shutdowns can keep most of the building running, though some outages are unavoidable. We map these out with you before work begins.
Will you have to bring the whole building up to current code?
Not necessarily. Generally, new and altered work must meet the code in effect, while untouched existing installations are treated differently. The details depend on the scope and the inspecting authority, and we will tell you where we see issues.
What if you find something unexpected in the walls?
It happens in older buildings. We document it, explain the options and cost implications to you or your GC, and do not proceed with changes you have not approved.
Do I need to replace my panel for a remodel?
It depends on its condition, available capacity and the new loads. If it can safely support the renovation, it may stay. If it is full, damaged or unsupported, replacement is usually the better path.
More about commercial remodels & renovations

A commercial remodel or renovation changes a building that is already in service: updating a lobby, reconfiguring offices, refreshing a retail floor, converting a floor to a new use, or bringing a dated building up to modern standards. The electrical work often touches existing panels, circuits and lighting that were installed decades ago.

Older Twin Cities buildings in particular can hold surprises: overfilled panels, undocumented circuits, abandoned wiring, mixed generations of equipment and panel schedules that no longer match reality. We find out what is there before we commit to a plan, and we tell you what we find.

Many renovations happen while the rest of the building keeps operating. We plan outages, phasing and after-hours work with property managers and facility staff so tenants and customers are disrupted as little as the job allows.

When you need it

  • You are reconfiguring floor plans and existing outlets, switches and lighting no longer land where they are needed
  • Panels are full, mislabeled or showing age, and there is no room for the circuits the renovation needs
  • The building has outdated lighting you want to replace as part of a broader refresh
  • You are changing the use of a space and need to confirm the electrical can support it
  • A renovation will open walls and ceilings, which is the cheapest time to correct old wiring
  • A lender, insurer, inspector or buyer's due diligence has flagged electrical conditions to address
  • Work must happen in a building that stays open, with outages limited to specific windows

Moving, extending or replacing branch circuits to suit the new layout.

Lighting replacement

New fixtures and controls where the renovation calls for them, including removal of the old wiring and equipment.

Permits and inspections

Permitting and inspection through DLI or the local jurisdiction, with a clean turnover.

Our process

  1. Assess the building

We walk the site, open panels and review what exists so the scope reflects reality.

  2. Plan the phasing

We agree on outage windows, access and sequencing with the owner, GC and property manager.

  3. Execute the work

Demolition, rough-in and new installation proceed in planned phases with inspections at the right points.

  4. Test and document

We verify the circuits, update panel directories and close out permits.
