FAQ

Common questions

Should we repair our existing fixtures or replace them?
It depends on their age, condition and the availability of parts. Where a fixture has failed repeatedly or is no longer supported, replacement usually costs less over time. We will show you the trade-off for your specific property.
Can you convert common areas to LED?
Yes. LED fixtures use less energy and need replacing less often, which matters in stairwells and exterior spots that are hard to reach. Some conversions use new fixtures instead of retrofit lamps, and we will recommend what suits each location.
Do you work on emergency and exit lighting?
We can repair and replace existing emergency and exit lighting. Required locations and testing duties depend on the building type and jurisdiction, so we work from what your fire marshal or inspector requires.
How do you deal with winter damage to exterior lighting?
We check for water in fixtures and junction boxes, corroded connections, cracked housings and failed photocells. Replacing damaged components with weather-rated equipment usually prevents repeat failures.
More about common area lighting & electrical

Common areas run on their own electrical system, usually fed from a house panel instead of a tenant's meter. That includes corridor and stairwell lighting, lobby fixtures, laundry rooms, mechanical rooms, parking lot poles, building-mounted exterior lights, and the outlets and equipment that serve them. Because these spaces are used all day and often run around the clock, failures are noticed quickly and tend to become safety and liability concerns.

Prime Time Electric MN, LLC works on common-area lighting and electrical for apartment buildings, condominiums and HOA properties across the Twin Cities. We repair what is failing, replace outdated fixtures, add lighting where residents are walking in the dark, and correct wiring problems that show up in shared spaces. Minnesota winters are hard on exterior equipment, so we pay attention to corrosion, water entry and frost damage.

If you are weighing an upgrade, we can walk the property with you and help sort out which fixtures to repair, which to replace, and which areas matter most for safety. Your owner or board can then make decisions with real information.

When you need it

  • Hallway, stairwell or exit lighting is out, flickering or inconsistently lit
  • Parking lot or exterior lights are dark, and residents are concerned about safety
  • Fixtures are old, damaged or hard to find parts for and you want to replace them
  • Photocells, timers or sensors no longer control lights correctly
  • Exterior fixtures, poles or junction boxes show rust, cracked lenses or water entry
  • A laundry, storage or mechanical room has too few outlets or outdated wiring
  • An insurance carrier, inspector or board member has flagged a lighting or electrical item

Our process

  1. Walk the property

We look at the fixtures, wiring and controls, ideally after dark when problems are easiest to see.

  2. Recommend

We list what to repair, replace or add, in priority order, with the reason for each.

  3. Install

We schedule around residents, use signage and notice where needed, and keep outages to a minimum.

  4. Verify

We test every fixture and control, confirm they work as intended, and leave you with a summary.

More questions

Is there a permit for a lighting replacement?
Swapping a fixture in place often does not require one, but new circuits, added poles and panel changes generally do. We tell you which applies before the work begins and pull permits when required.
